<p>Designed by the Catalan architecture co-op <a href="https://www.lacol.coop/" rel="noopener nofollow" target="_blank">Lacol</a>, &#8220;La Borda&#8221; was built in the Sants neighborhood of Barcelona a little over a year before the pandemic hit. When Spain&rsquo;s lockdowns (some of the strictest in Europe) went into effect, the communal nature of the building made it possible for residents to continue socializing in shared spaces like the kitchen, laundry, and multipurpose room, avoiding the severe isolation many in single-family dwellings experienced.</p>

<p>The 28-unit structure was also designed with enough flexibility to adapt to the needs of its members during a pandemic. &ldquo;It was a privilege to live through <a href="https://dornob.com/covid-inspired-proximity-dress-warns-people-when-they-invade-your-personal-space/" rel="noopener" target="_blank">COVID</a> here,&rdquo; says Cristina Gamboa, one of the two principal architects on the project and a resident of La Borda. &ldquo;It showed that these spaces allow for the sort of interaction that wouldn&rsquo;t be possible in a conventional apartment block. For example, the guest rooms couldn&rsquo;t be used because no one was traveling, so they became workspaces.&rdquo;</p>

<p>The idea of the cooperative development was hatched in 2011, when the abandoned Can Batll&oacute; industrial site was occupied by locals as part of a campaign to return the land to the community. The next year, a plan was formed to revitalize the area with a co-op residential building, as well as a school, bar/restaurant, publishing house, and carpentry workshop.</p>

<p>When the Lacol architects were tasked with creating the co-op, they outlined three fundamental principles for the project. The first was to &ldquo;redefine the collective housing program&rdquo; by encouraging social interaction in every corner of the design. All 28 living units, the kitchen-dining room, guest spaces, health and care rooms, storage, and patios are centered around a multi-story courtyard, providing for maximum community contact.</p>

<p>The second goal was to incorporate &ldquo;sustainability and environmental quality.&rdquo; The architects explain: &ldquo;We started from the conviction that the best strategy is to reduce the initial demand of all the environmental vectors of the building (energy, water, materials, and waste), especially at the energy level, where we prioritized <a href="https://dornob.com/could-this-ancient-design-technique-help-keep-homes-cooler-without-a-c/" rel="nofollow noopener" target="_blank">passive strategies </a>to achieve maximum use of existing resources.&rdquo; For example, 20 solar panels on the roof provide a quarter of the building&rsquo;s energy needs.</p>

<p>Third, Lacol designers sought to foster user participation. The collective management of La Borda means that residents are in charge of determining the use of the space. The building is located on a piece of public land set aside for social housing that the co-op board can lease for up to 75 years. Co-op members do not own their flats and cannot sell or sublet them, emphasizing the &ldquo;use value&rdquo; above the &ldquo;exchange value&rdquo; of the units. While members do have to pay a one-time refundable fee of &euro;18,500, the monthly rent is still 30 to 35 percent below market rates. With rents and housing prices climbing quickly, 80 percent of Spain&rsquo;s 18 to 30-year-olds still live with their parents. Living spaces like La Borda would make it much more affordable for people to establish their own households. As a testament to its desirability, the co-op already has a 50-person wait list.</p>

<p>The Mies van der Rohe Foundation praised the design as &ldquo;a role model and an active tool for promoting political and urban change from within the system, based on social, ecological, and economic sustainability.&rdquo;</p>

<p>Lacol was awarded the honor and the &euro;20,000 at an official ceremony on May 12th. <p>The already distinctively difficult market has become even more complicated due to the <a href="https://dornob.com/covid-19-sparks-changes-in-home-life-among-us-families/" rel="noopener" target="_blank">COVID-19 pandemic</a>, as many people have had to evaluate how they both live and work by either working from home or incorporating a hybrid home/work schedule. So where does this leave young professionals looking for affordable housing?</p>
<p>While the answer is complex, there are some developers looking to create affordable solutions when it comes to finding a place to call home.<span class="Apple-converted-space"> </span></p>

<p>Enter French developer <a href="https://www.bouygues-immobilier.com/" rel="noopener nofollow" target="_blank">Bouyges Immobilier</a>, who launched a co-living company last year to create a new template for how &ldquo;we rent, use, and share living spaces.&rdquo; Pairing with the Paris-based architecture studio Cutwork, Immobilier&rsquo;s aim is deceptively simple: an interior design concept that gives &ldquo;working people, between 25 to 40 years old, [access to] high-quality, affordable living and a socially connected life&hellip;&rdquo; But how does this lofty goal translate in real life?</p>
<p>To find the answer, look to LEGO.</p>
<p>Currently on display in Paris, the 26-square-meter PolyRoom prototype prefab unit is the ultimate building block creation translated into real-life housing. Designed to stack like LEGO bricks, the prefab modules are built using conventional construction methods &mdash; but instead of your standard cookie-cutter apartment units, these units are composed with residents&rsquo; ever-changing needs in mind, offering unique spaces to live, work, and adapt. To accomplish this, the<span class="Apple-converted-space"> modules</span> were modeled to be <em>literally</em> transformative, equipped with movable furniture and clever storage solutions that maximize the living space and its potential for adaptation.</p>

<p>Based on the Japanese concept of <a href="https://www.tofugu.com/japan/washitsu/" rel="nofollow noopener" target="_blank"><i>washitsu</i></a>, Cutwork co-founder and architect Antonin Yuji Maeno envisioned spaces that were multipurpose and flexible. He says, &ldquo;It&rsquo;s no longer about the amount of square meters [physical living space] we live in but about living in polyvalent spaces that are designed to be <a href="https://dornob.com/robotic-furniture-the-latest-solution-for-compact-living/" rel="noopener" target="_blank">reconfigured</a> to fit all our intimate and social needs.&rdquo;</p>
<p>The bottom line? Residents have a home space that&rsquo;s in flux and adaptable (yet comfortable), with plenty of options for living their best hybrid work/home lives. Plus, these prefab units can be created more quickly than more traditional building methods, stacking up like LEGO bricks into ready-to-move-in spots that hope to make their mark in the affordable housing sphere.<span class="Apple-converted-space"> </span></p>

Instead, Cutwork hopes to incorporate eco-friendly touches like balconies, facades, and rooftops full of native plants &mdash; lush, green spaces that interact with the local ecosystem instead of solely disrupting it. Combining guest rooms, common areas, an in-house restaurant, and a co-working space, the hotel is primed to cater to travelers and local remote workers alike.</p>

Visibly recycled details include chairs made of vintage jeans, a bar made of milk bottle caps, and a confetti screed floor in restaurant &#8220;The Commons,&#8221; which also features wall-to-wall banquet benches, eclectic vintage furniture, soft curtains, and a variety of seating zones accommodating solo workers, small groups, and larger gatherings.</p>

<p class="p1"><span class="s1">&ldquo;</span><span class="s2">The colorful wall cladding at the entrance consists of more than 100 tiles produced with <a href="https://dornob.com/the-print-your-city-project-turns-plastic-waste-into-furniture/" rel="noopener noreferrer" target="_blank">recycled plastics</a>,&#8221; the designers say. &#8220;Part of the boundary-blurring concept is creating many different functions on the ground floor. A gym, game area, and even the laundry were given a prominent place and contribute to the overall guest experience.&rdquo;</span></p>
<p class="p5">TSH Collab, the co-working space, is one of the hotel&rsquo;s most important functions. Meeting pods, study zones, library-style work tables, conference facilities, and privacy pods offer just about everything most remote workers look for in a public workspace, so there&rsquo;s room to tap away on a laptop, make calls, brainstorm, and take breaks to socialize.</p>

<p class="p5">A short yellow staircase dotted with pillows and oval tables stretches nearly 100 feet to serve as a casual meeting or study area by day, though it can be easily transformed into an event space or auditorium for private events. At the top of the stairs is an atrium featuring a custom light installation made of fluorescent lines, which &ldquo;brings magic and wonder to the room.&rdquo; To keep this area from feeling overwhelming, the designers worked in a few cozy nooks and pods. Also splashed across surfaces throughout the public spaces are custom graphics and patterns with a technical theme, referencing computer grids and &ldquo;aerodynamic shapes.&rdquo;</p>
<p class="p1">The design is all targeted to appeal to Delft&rsquo;s youthful and entrepreneurial spirit, as well as its industrial history. <p>2020 was a year that made us all reexamine how we define the word &ldquo;home.&rdquo; Naturally, architectural research initiative <a href="https://www.thehomecompetition.com/2020-results.html">Arch Out Loud&rsquo;s annual competition</a> exploring the &ldquo;future of home&rdquo; was filled with ideas about life in a post-pandemic world, as well as solutions to more traditional concerns like climate change and scarcity of resources. The winners creatively wove their utopian desires into conceptual structures, incorporating everything from work/life balance to bio-hacking and even prison recidivism into their new visions for our most personal sanctuaries.</p>
<h2>Overall Winner: Shadow Housing</h2>
<p>Invented by Jeffrey Liu and Haylie Chan, &#8220;Shadow Housing&#8221; embodies the values of communal living while using the sun as a guide for daily work activities.</p>

<p>Pointing out that COVID-19 has ruptured the &ldquo;<a href="https://dornob.com/covid-19-sparks-changes-in-home-life-among-us-families/" rel="noopener noreferrer" target="_blank">boundary between office and the home</a>,&rdquo; the idea suggests that we no longer need to place an &ldquo;emphasis on productive labor over unwaged housework.&rdquo; Instead, Shadow Housing integrates an open-air live/work commons that &ldquo;tethers the workday to the movement of the sun.&rdquo; The development is proposed to exist in the amenable climate of Los Angeles, with each unit having a ground floor of two private rooms and enclosed patio rooms, and a shared rooftop living area divided by shadow-casting walls. Those walls would be precisely designed to alternately shade work spaces and domestic labor throughout the day, in the hopes of creating a more balanced 24-hour flow.</p>

<p>The concept certainly makes sense for a coronavirus-ridden world and a few arid, temperate environments, but even in sunny Los Angeles, most people don&#8217;t want to be outside until the temperatures are comfortable enough for work. Perhaps the idea could be adapted to a glass-enclosed space to still allow for light and shadow but also climate control?</p>
<h2>Innovation Award: Biohackers Residence</h2>

<p>This alien-looking dwelling, ideally located in the red rock deserts of Utah, is designed to be a bio-hacker paradise. For all those seeking &ldquo;self-empowerment&rdquo; by challenging &ldquo;what it means to be human,&rdquo; this commune, conceptualized by Samuel Esses and Jonathan Wong at <a href="https://superficium.com/" rel="noopener noreferrer" target="_blank">Superficium</a>, looks like a genetic mutation of the natural landscape. While the inhabitants mingle in the common lounge areas to use the organic 3D printers and CRISPR editing workstations, the craggy, luminous abode will provide shelter from the outside world (and the law) to help them practice self-experimentation and gene-editing.</p>
<h2>Adaptabilty Award: Stuyvesanttown</h2>
<p>Designer Carla Bonilla Huaroc envisions a New York City in the year 2035, where the &ldquo;ratio of luxury to affordable housing causes a major recession&rdquo; leading to former high-end condos like the Stuyvesant development being converted into other housing needs. Bonilla Huaroc predicts &ldquo;the <a href="https://dornob.com/why-we-should-support-las-new-community-based-homeless-shelters/" rel="noopener noreferrer" target="_blank">crisis of homelessness</a> becom[ing] even more dire, and &hellip; the consequences of mass incarceration occurring earlier in the millennium becom[ing] more visible.&rdquo;</p>

<p>Her vision includes transforming the extravagant apartment high-rise into Stuyuvesanttown, a transitional landing pad for citizens returning from<a href="https://dornob.com/the-writing-on-the-wall-messages-from-prisoners-projected-onto-nyc-criminal-justice-buildings/" rel="noopener noreferrer" target="_blank"> incarceration</a>. The brown brick facade features several cutouts filled in with receded but bulbous gray brick innards. The overall effect looks like King Kong swung through punching holes in the top of the building, but perhaps the design is intended to hint at breaking free from an old life and filling it in with a newer, more malleable existence.</p>

<p>The inside of Stuyuvesanttown would consist of both individual apartments and dorm-type rooms, with the aim of helping people &ldquo;take one of the first steps&hellip;to find safe shelter.&rdquo; There would also be classrooms and office spaces available for non-profits to help residents learn or regain self-sufficiency skills.</p>
<h2>Pragmatic Award: House is Not a Home</h2>

<p>With this theoretical multi-family dwelling, Qin Ye Chen and Yiwen Wang sought to answer the question &#8220;how can architecture offer a <a href="https://dornob.com/framlabs-open-house-fights-loneliness-in-the-city-with-pandemic-safe-building-additions/" rel="noopener noreferrer" target="_blank">remedy to social isolation</a>?&#8221; The buildings feature overlapping shared spaces interwoven among the private realms. It would also accommodate the inclusion of different demographics and income groups, with each complex offering a range of low to mid-range residences.</p>

<p>Among the many Honorable Mention awards was &ldquo;Achiparago,&rdquo; by Nai-Hua Chen and Eileen Xu, itself a web of urban housing with automated farming levels for more efficient food production. &ldquo;Bubble&rdquo; by Sidian Tu is an emergency response to natural disaster and pandemics. With two breathable membranes for structure, the walls themselves form the necessary seating, sleeping, and working furniture. 					<content:encoded><![CDATA[<p>In <a href="https://dornob.com/new-bollywood-museum-traces-indian-movies-back-100-years/" target="_blank" rel="noopener">India</a>, as in many other places, architects are faced with a question that&#8217;s gone unanswered for generations: when we design something new, should we break with the past or embrace it? The modernists chose the former, and the postmodernists used the past in whimsical fashions, but the real answer depends on both a building&#8217;s context and the importance of local history to its contemporary identity. Where the local history is not revered or forgotten, the contemporary architecture tends to take on a generic style that could exist as easily in Singapore as it could in Dallas. According to the state&#8217;s official website, Mathura is one of many ancient cities in the area, with a history that dates back to around 1000 B.C.E. When Sanjay Puri Architects were asked to design a student residence for the city&#8217;s <a href="http://gla.ac.in/" target="_blank" rel="nofollow noopener">Ganeshi Lal Agrawal (GLA) University</a>, that history seemed like the obvious source of inspiration. The spaces left between the four-story buildings are the “streets” themselves, which students and faculty use as communal spaces. 					<content:encoded><![CDATA[<p><span style="font-weight: 400">The kitchen island has long been a staple of many homes. A surprisingly utilitarian feature, it assumes many roles at once. It acts as a surface on which meals can be prepared, homework done, dinner eaten, and heads rested. Over the years, however, the kitchen island has become even more integrated into family living, and these days it&#8217;s also used as an extra storage space, room divider, and seating area. Architects and interior designers find playful and innovative ways to reimagine it all the time, which is why its now one of the most truly multifunctional pieces to ever grace the inside of the home.</span><br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-62961" src="https://dornob.com/wp-content/uploads/2019/02/kitchen-island-www.countryliving.com_.jpg" alt="A kitchen equipped with a large central island. Back in the Victorian era, kitchens were relegated to the back of the house or even the basement, with servants, cooks, and other staff members scurrying about to prepare food for the aristocracy who lived in the stately home above. The island at this point was merely a large table in the middle of the room that allowed the staff to plate up the meals before they were brought upstairs.</span><br /><span style="font-weight: 400"> It remained this way until around the 1930s, when the middle class came into existence and the divide between staff and family was no more. In fact, middle class families didn&#8217;t have staff at all after the Great Depression, when famous architect Frank Lloyd Wright set about reinventing the suburban house with <a href="https://dornob.com/kireis-new-echoscreen-lets-companies-get-creative-with-open-floor-office-environments/" target="_blank" rel="nofollow noopener noreferrer">open plan</a> living. This concept created fluid spaces in which all family activities were integrated, and nowhere was this more apparent than in the kitchen.</span><br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-62962" src="https://dornob.com/wp-content/uploads/2019/02/kitchen-island-www.lovehomedesigns.com_.jpg" alt="A kitchen equipped with a large central island. The ritual of preparing food became integral to the entertaining process, and the kitchen island evolved to become an element on which a glass of wine could be set down while the cook was whipping up something to eat. It also allowed guests to come and keep the cook company while they were doing so.</span><br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-62963" src="https://dornob.com/wp-content/uploads/2019/02/kitchen-island-www.cakning.co_.jpg" alt="A kitchen equipped with a large central island. Coffee makers, microwaves, and televisions could all now be found in the kitchen, turning the island into a more commonly used space where family and neighbors would gather to chat about the current events of the day. As cooking shows began to appear in the 1960s, the island received even more attention. As cooking became more of a leisure activity than a chore in the 80s and 90s, it achieved an entirely new status, officially becoming a much-loved stalwart of the average home.</span><br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-62964" src="https://dornob.com/wp-content/uploads/2019/02/kitchen-island-www.independent.ie_.jpg" alt="A kitchen equipped with a large central island. Butchers blocks are also common things to see worked into modern islands. Housing is expensive, and even college graduates with well-paying jobs struggle to afford rent on their own. Shacking up with friends, peers, or relative strangers may require you to give up some privacy, but it also makes it possible to live in a more desirable location with better amenities and access to better communities. Plus, it easily beats living with mom and dad, right? Nowadays, co-living doesn’t have to be an impersonal, dorm-like experience that makes you want to spend as little time at home as possible, especially when you bring a little thoughtful design into the equation.</p>

<p class="p1">&#8220;Intention&#8221; is the key word for architects Tom and James Teatum, who together own both the design firm <a href="http://www.teatumandteatum.com/projects/" target="_blank" rel="nofollow noopener">Teatum + Teatum</a> and <a href="https://noiascape.com/" target="_blank" rel="nofollow noopener">Noiascape</a>, “a modern infrastructure for urban renting” committed to creating alternate ways to live and work in cities. We often think of shared housing as short-term and transient rather than long-term and permanent, which can result in spaces that don’t actually meet the needs of their occupants. The Teatum brothers take the time to think deeply on what people really want out of urban living: connection.</p>
<p class="p1">“We believe that living in cities is a social experience established by meeting and interacting with people,” they explain. “So we’re creating a network of spaces across the city that can be accessed by a Noiascape ‘Community.’ That community means people like you. Living and working in the spaces we’ve produced means you have access to a variety of our shared spaces that we’ll be creating around London. From gardens to studios, living spaces to libraries. When you live in a Noiascape building you are connected to something bigger and more social that stretches beyond your front door.”</p>

<p class="p1">These intentions perfectly come together in &#8220;Garden House,&#8221; the duo’s latest project. They found an old &#8220;mews house&#8221; in London — a type of row house typically built behind large city houses — and turned it into a highly functional and stylish rental with co-living for millennials in mind. Located in the city&#8217;s Hammersmith district, Garden House came about after the Teatums polled millennials on how they used their housing over the course of a day, discovering that most of them were only home for a mere 17 percent of their waking hours. So what <em>would</em> make them want to be home more often?</p>
<p class="p2">Renters who are used to moving from place to place don’t want to be weighed down by a lot of furniture, so Garden House has most of its own built in, including bookcases, wardrobes, and benches made from the same birch plywood as the kitchen cabinets. All of the common spaces are bright and open, with high ceilings and skylights making them even more pleasant.</p>

<p class="p2">The interiors are fluid and interconnected, with small &#8220;zones&#8221; like studies separated physically but still visible to each other. That way, residents don’t have to be confined to their rooms to work or read, but they can also get a little privacy. If they want to socialize, all they have to do is head to a larger room designed for that purpose.</p>

<p class="p1">“Designed specifically for renting, Garden House is organized to adapt to a number of users, from a couple to a group of sharers,” explain the architects. “The house acts as a landscape of surfaces and objects against which the renter’s life can be staged. The project involved the complete reorganization of an existing terraced mews house with the addition of a new roof level and a connected garden room. Bedrooms are located at ground level and living spaces are located on the first and second floors. <p class="p1">The new home of <a href="https://www.reaktor.com/">Reaktor,</a> a digital product company based in Helsinki, Finland, breaks the office paradigm with a series of home-like interiors designed to put employees at ease, boost productivity, and inspire creative thinking. Instead of harping on an appearance of professionalism that discourages intimacy, personal expression, and leisure time, these new interiors by design firm <a href="https://dsign.fi/en/">dSign Vertti Kivi &amp; Co</a> recognize that a). work can be demanding and b). we’re only human. Doesn’t it seem logical that adapting to our needs by facilitating comfort, pleasant environments, rejuvenation, and casual low-pressure conversation could be good for a company in the long run?</p>

<p class="p1">All of the little rooms the designers have created look like they could be found in a well-furnished modern home. In fact, some of them might even be nicer than the employees’ own personal spaces. Large rooms are broken up into smaller seating areas for groups (as small as two or as large as two dozen), and the office&#8217;s largest spaces have been set up to feel like dining tables. Multiple luxurious kitchens offer all the comforts of home, houseplants add a sense of vitality, and residential-style lighting goes easy on the eyes.</p>

<p class="p1">A cozy &#8220;chill zone&#8221; full of hammocks and café tables looks out onto a balcony through glazed walls, with views of the city visible just beyond a glass railing. Fittingly for Finland, the office even includes a sauna, where employees can decompress after a stressful day. You could almost forget you’re at work if it weren&#8217;t for the fact that you were surrounded by co-workers.</p>
<p class="p1">“The design is based on the idea that, above all, the office must provide an inspiring environment for work, which is why it must be easy to adapt and modify it to meet various needs,” the team explains. “The sixth floor can be entirely separated from the work spaces, thereby offering a venue for events and a more informal environment for the employees to enjoy, including two atmospheric saunas.&#8221;</p>

<p class="p1">&#8220;The meeting rooms can be converted into a work space when not otherwise needed, and dividers can be used to transform the space according to what is needed. All the work spaces contain walls that are reserved for drawings, as they can be very useful during, for example, brainstorming meetings. All fixtures on the premises are fully customized for Reaktor’s needs.”</p>

Whether or not you ever experienced it yourself, you probably have some kind of an opinion about how you’d fare sharing a space with your peers full-time, giving up quite a bit of privacy in exchange for lower rent and all the social companionship you could ask for. For extroverts, it can be one big party, while introverts might find themselves wanting to take refuge in a blanket fort and never come back out. However you might feel about communal living, you can probably agree with us on one point: it’s not exactly glamorous.</p>
<p><p class="p1">From dorms to hostels, co-living spaces are associated with the low-budget, spartan aesthetics of military barracks and a general dearth of amenities. But as urban populations swell in cities around the world and square footage grows more precious, it’s becoming necessary to reexamine what co-living can look like. As it turns out, it’s not all bunk beds and grimy shared showers. <a href="https://www.thestudenthotel.com/" target="_blank" rel="nofollow noopener">The Student Hotel</a> stands as an example of how modern, fun, and surprisingly chic the experience can be.</p>

<p class="p1">A unique co-living and co-working hybrid, The Student Hotel is a series of student-only facilities in cities like Rotterdam, Amsterdam, The Hague, Groningen, Eindhoven, and Maastricht. <a href="https://www.thestudenthotel.com/barcelona/" target="_blank" rel="nofollow noopener">Two colorful new Student Hotel properties</a> recently opened in the Marina and Poble Sec districts of Barcelona, Spain in 2017, showing off fun, vivid interiors designed in collaboration with the Valencia-based creative agency Masquespacio. The firm brought its signature colorful aesthetic to the project, giving it a youthful joie-de-vivre.</p>

<p class="p1">The Marina campus contains 500 private rooms and a series of communal spaces like gaming zones, seating areas, study rooms, and swimming pools. From the cozy bedrooms (most of which have their own private bathrooms) to the cafe-like atmosphere of the study areas, it feels sort of like living in a hip boutique hotel, and that’s exactly the point. The facility is packed with spaces students actually <em>want</em> to hang out and socialize in.</p>
<p><p class="p1">Other not-so-hostel-like amenities include &#8220;TED Talk booths,&#8221; designer bikes, regular events, an amphitheater, and multiple gyms. It’s almost like being on vacation for four or more years in a row — and when you&#8217;re a college student, how often do you need a whole kitchen to yourself anyway?</p>

<p>In April, Apple opened their third store in the United Arab Emirates, welcoming eager customers through the doors of their new space in the world&#8217;s largest mall, the <a href="https://www.apple.com/newsroom/2017/04/apple-celebrates-store-opening-at-dubai-mall/" target="_blank" rel="nofollow noopener noreferrer">Dubai Mall</a>. The new store marks a significant shift in the company&#8217;s approach to its retail design, which was initially conceived of by Apple CEO Steve Jobs and retail guru Ron Johnson 15 years ago and has since become something of a benchmark in merchandising aesthetics. Apple stores are typically known for their sleek, minimalist architecture, which reflects the modern simplicity of their actual products. They are known as the places where one can peruse the latest technological innovations, speak to &#8220;geniuses&#8221; about the best product for them, or go to get their MacBook Pro repaired. The new Dubai store, however, strives for more than this: it aims to be a hang-out spot and a place where people can truly experience the Apple community.</p>

<p>This new vision comes from the company&#8217;s Senior Vice President of Retail, Angela Ahrendts, who was put in charge of reimagining the concept of the Apple store. Ahrendts was formerly the CEO of Burberry and has had ample experience in creating revolutionary retail designs. This is Apple’s first major redesign since its brick-and-mortar stores first opened in the early 2000s, and its cornerstone is, above all else, community. Ahrendts summed this idea up in a recent <a href="http://www.cbsnews.com/news/angela-ahrendts-apple-svp-of-retail-redesign-today-at-apple/" target="_blank" rel="nofollow noopener noreferrer">interview with CBS</a>, stating: “Starbucks figured it out, you know? Being a place for gathering, right? ‘Meet me at Starbucks.&#8217; And you know, I’ve told the teams, I’ll know we’ve done a really, really great job if the next generation, if Gen Z says, &#8216;Meet me at Apple. Did you see what’s going on at Apple today?'&#8221;</p>

<p>Physically, the store serves as a giant tribute to the sun. <a href="http://www.fosterandpartners.com/" target="_blank" rel="nofollow noopener noreferrer">Foster + Partners</a>, who designed Apple Dubai Mall, explain: &#8220;Reinterpreting the traditional Arabic Mashrabiya, innovative, ‘Solar Wings’ gently shade the outside terrace during the day and open majestically during the evening to reveal the ‘best seat in the house’ with a breath-taking view of the waterside promenade and fountains. With their movement path inspired by a falcon spreading its wings, the ‘Solar Wings’ are in itself a theatrical experience – an integrated vision of kinetic art and engineering. The wings have been carefully crafted to inspire delight, a delicate combination of form and function.&#8221; Who <em>wouldn&#8217;t </em>want to hang out in such a pleasant-sounding space?</p>

<p>The company&#8217;s desire to tap into the community that is its user base further manifests itself in the stores&#8217; new <a href="https://www.apple.com/newsroom/2017/04/today-at-apple-bringing-new-experiences-to-every-apple-store/" target="_blank" rel="nofollow noopener noreferrer">“Today at Apple”</a> programs, a series of instructional sessions designed to bring new experiences to Apple stores everywhere. “Today at Apple” will feature discussions organized around the ideas of technology, creativity, and community, which can be attended and participated in by any members of the public who see themselves as part of Apple’s network. These events and workshops are being rolled out across all of Apple’s 495 stores and will cover topics like photography, art, coding, music, and videography.</p>

<p>Many <a href="https://dornob.com/small-smart-and-super-functional-this-micro-apartment-is-packed-with-space-saving-features/" target="_blank" rel="noopener">micro apartment</a> complexes tend to be provisional, essentially just offering a place for singles or new transplants to crash at night without ever really feeling like home. One-room apartments packed in together can be cold and impersonal, with residents just passing each other in the hallways. This kind of approach could hinder micro apartments from being seen as a comfortable, long-term housing solution, especially as residents’ life circumstances change over time.</p>

<p>At Songpa, residents can gather in the ground-floor gallery space that functions as one big living room, as well as basement-level and second-floor communal areas. A micro-theater in the stairway to a cafe offers places to sit and relax. Many of these spaces are connected visually thanks to courtyards, skylights and lots of glass.</p>

<p>Couples can connect two neighboring units via semi-public open bridges and balconies, and the functions of each apartment shift at the flick of a wrist thanks to operable walls concealing the flip-down beds, tables, kitchens and bathroom facilities.</p>
<h4>More from the architects</h4>
<p>&#8220;Units can be used for differing programs such as galleries or work spaces. This flexibility allows occupants to live in the building longer and thus more sustainably as they will not have to move out with changing situations. Finally, the micro‐auditorium / cafe on the ground floor and basement are spatially linked to the units as a shared living room.</p>
<p>&#8220;While the zoning regulations require the building be lifted for parking, the resulting open ground plane can be constantly reprogrammed for differing events such as performances, art openings, or gatherings. <p>Support functions (such as storage and restrooms) are situated on the first floor to allow occupants maximum leisure, cooking and sleeping use of their respective upstairs areas via small living-and-bedroom zones and kitchenettes (supplemented by shared appliances below).</p>



<p>A set of  four odd-angled masses form the base for each lofted apartment unit in turn, while partially framing the open-air area below, creating a semi-enclosed common area while leaving it partially public as well.</p>

<p>Each underlying volume has a distinct shape and relationship to the site, creating a sense of artistic individuality within a common architectural language. They are also each accessed via a winding outdoor metal staircase that puts the occupant at once on display but also allows for lovely views down into the center of the complex.</p>

<p>At the same time, there is a structural simplicity to the actual lofts above, making the final project less expensive and more familiar when it comes to core beginning-and-end-of-day functions. Design by ON design partners and located in Kanagawa, Japan.</p>

<p>From the architects:</p>



<p>&#8220;Yokohama apartment is a residential complex consisting of semi public courtyard canopied by four one-room units for young artists. The semi public courtyard is a place for exhibition and work. The site is a hilly area with narrow roads where small wooden houses cluster. This is why a sense of distance, which is compact with actual feeling, exists.We thought that by providing a semi public courtyard for exhibition and work and huts for living, the place would become an environment where people can find place and ways to use according to the condition.&#8221;</p>
