					<content:encoded><![CDATA[<p class="p1">Jazz Age architect Ralph Walker designed several of New York City&rsquo;s most beautiful Art Deco buildings, but perhaps none are more beloved than the old <a href="https://ny.curbed.com/2015/11/11/9903830/inside-ralph-walkers-famed-tribeca-tower-reborn-as-luxury-condos" rel="noopener nofollow" target="_blank">Barclay-Vesey Building</a>, completed in 1926. Serving as headquarters to New York Telephone and then Verizon, the 32-story building survived the September 11th attacks (albeit with a lot of damage that cost $1.4 billion to fix) and remains one of the most striking facades in the Financial District, with its vertical piers designed as buttresses, setbacks at upper floors, and elaborate ornamentation. The building, renamed 100 Barclay Street, has now been converted to private luxury residences with offices on the lower floors.</p>

<p class="p1">It&rsquo;s not open to the public, so most people never get a peek at the Barclay building&#8217;s stunning lobby filled with travertine, black marble, and frescoes depicting the dawn of telecommunications. But every now and then, real estate listings for the outlandishly expensive apartments inside give us a sliver of insight as to what it&rsquo;s like to live in a historic <a href="https://dornob.com/secrets-of-new-york-city-rooftop-penthouse-invisible-from-the-street/" rel="noopener" target="_blank">New York City landmark</a>. While the duplex penthouse at the top stayed on the market for years due to its eye-watering $39.95 million asking price, a new opening will probably get snatched up by some deep-pocketed buyer in the weeks to come.</p>

Listed by the Corcoran Group, unit 20B enjoys incredible views from the Hudson River to the Midtown skyline with One World Trade Center right across the street. Enjoying 3,665 square feet of space with four bedrooms and 4.5 baths, the apartment offers 10-foot ceilings, seven-foot casement windows, white oak floors, and a walnut-paneled entry door opening into a formal foyer and generously sized great room with north and west exposures.</p>

Some people are willing to give up an open, airy feeling in favor of the privacy enclosed rooms provide, but rethinking conventional layouts can offer a boost to both mental and physical well-being.</p>

<p class="p1">In Kyoto, the interior walls within an apartment on the fifth floor of a 40-year-old building failed to take advantage of both a prime corner location and beautiful views of the landscape outside. The small spaces along the exterior walls were the only rooms to see daylight, which made the rest of the unit feel dark and unwelcoming.</p>

<p class="p1">Japanese design studio YAP, led by architect <a href="http://www.yamaguchiakito.info/index.html" rel="noopener nofollow noreferrer" target="_blank">Yamaguchi Akito</a>, was tasked with updating the residence for the 21st century. The first thing they did was knock down the existing interior walls to prepare for a new layout. Once the partitions were gone, Akito was struck by views of the wooded hills across the street, which are full of temples and hot springs. &ldquo;Isn&rsquo;t it possible to create a space on a calm scale where you can feel this comfortable light and wind throughout the house instead of dividing it into rooms?,&rdquo; he thought to himself.</p>

<p class="p1">His solution finds a compromise between distinct, enclosed spaces and a completely open studio. Instead of <a href="https://dornob.com/chain-link-space-dividers-can-help-with-indoor-social-distancing/" rel="noopener noreferrer" target="_blank">partition walls</a>, he would define the various zones of the house using open plywood boxes as rooms-within-rooms. Filled with built-in furniture like benches, tables, counters, and bed platforms, these new spaces allow a clear view of the windows and balcony from even the innermost wall of the apartment.</p>

<p class="p3"><span class="s1">The architects explain: &ldquo;</span><span class="s2">Considering the skeleton of a single room as a site, a porous &lsquo;nest&rsquo; with a width of one and a half (2.7 m) and a depth of four (7.2 m) was constructed in the center of the house. It is a three-dimensional object made of 25-mm square steel pipes that connect the rigid and strong RC skeleton of the condominium and the furniture that creates the living scenery. A bedroom, piano space, and dining room are located inside. </span><span class="s3">Light entering from three directions creates shades of brightness due to the presence of three-dimensional objects. This is a proposal for a renovation method that creates a place by building a &lsquo;nest&rsquo; instead of creating a place by finishing the partition wall and surface.&rdquo;</span></p>

<p class="p1">The use of <a href="https://dornob.com/plywood-built-ins-transform-a-tiny-barcelona-studio-apartment/" rel="noopener noreferrer" target="_blank">budget-friendly plywood</a> makes this concept easy to imitate, and with much of the wood left unfinished, it brings a new sense of warmth and connection to nature to a space that consists mostly of hard, cold concrete. The boxes can also be dismantled and removed in the future without requiring significant renovations or yielding much waste, in case the occupants decide they want a different layout. Private spaces and storage areas like bathrooms and closets are fully enclosed along the perimeter walls.</p>

					<content:encoded><![CDATA[<p class="p1">Architecture firm Herzog &amp; De Meuron&rsquo;s striking design for <a href="http://56leonardtribeca.com/global-landmark/" rel="nofollow noopener noreferrer" target="_blank">56 Leonard Street</a> was an attention-getter from the very beginning, often called &ldquo;Jenga-like&rdquo; for its unusual stacked proportions. Set along the High Line in New York City&rsquo;s Tribeca neighborhood, the residential tower is packed with some of Manhattan&rsquo;s priciest luxury condos. Most of them sold pretty quickly, including the $47 million penthouse on the 60th floor.</p>

<p class="p1">For architect Lee Mindel, who purchased one of those units, one of the building&rsquo;s best amenities is a bean-like sculpture located just outside, tucked between the second floor and the sidewalk. The mirrored piece by Anish Kapoor gave him a flash of inspiration that guided his designs for <a href="http://www.sheltonmindel.com/project/indoor-outdoor-sculpture-garden-56-leonard/" rel="nofollow noopener noreferrer" target="_blank">his apartment</a>, which was recently named <a href="https://www.interiordesign.net/projects/17463-56-leonard-by-sheltonmindel-2019-best-of-year-winner-for-large-apartment/" rel="nofollow noopener noreferrer" target="_blank"><em>Interior Design Magazine&rsquo;s</em> 2019 Best Large Apartment of the Year.</a></p>
<p class="p1">Located on the corner of the sixth floor, Mindel&rsquo;s 3,000-square-foot two-bedroom home is like a gallery unto itself, including pieces by <a href="https://dornob.com/5-buildings-we-cant-wait-to-see-completed-in-2020/" rel="noopener noreferrer" target="_blank">Zaha Hadid</a>, Ai Weiwei, and Gaetano Pesce. The Bean may still be the flashiest work of art visible to passersby, but another one draws a lot of curiosity, too: a lacy white object on Mindel&rsquo;s own balcony, which is actually an aluminum sculpture by Marc Fornes. <p class="p1">For Mindel, curating his own living space as an indoor/outdoor sculpture garden is a way to honor the architecture of the building. Fittingly, the rest of the apartment is offered up as a &ldquo;blank canvas&rdquo; for the creativity and curatorial instincts of Mindel and his partner, designer Jos&eacute; Marty, as well as the talents of others.</p>
<p class="p1">The home is certainly expensive, but its design isn&#8217;t as ostentatious as you might expect. Structural concrete pillars pierce through the floors and ceilings, bringing in a bit of an industrial edge. The white walls and plentiful natural light were ripe for personalization, while sliding panels (in lieu of conventional doors) separate spaces like the living room and bedroom when needed without making them feel cut off or diminished.</p>

<p class="p1">The architect was already quite familiar with the building before moving in. His firm <a href="http://www.sheltonmindel.com/project/gallery-sales-office-56-leonard-street/" rel="nofollow noopener noreferrer" target="_blank">designed the sales office on the bottom floor,</a> which reads like a chic designer showroom crossed with the lobby of a modern <a href="https://dornob.com/miamis-blue-moon-hotel-attracts-guests-with-color/" rel="noopener noreferrer" target="_blank">boutique hotel</a>. Many of the same sensibilities pervade Mindel&rsquo;s personal spaces, where every last element seems to have been carefully considered.</p>

<p class="p1">A silver bicycle sculpture by Weiwei gleams against one wall, while another hosts a bookcase full of color-coordinated objects. Green carpets augmented by yellow accents echo the astroturf on the terrace, infusing the whole space with a cheerful sunny feeling. Many of his <a href="https://dornob.com/midcentury-furniture-gets-iridescent-in-new-holo-scandinavian-collection/" rel="noopener noreferrer" target="_blank">midcentury furnishings</a> were sourced from the original Four Seasons restaurant. Four couches face each other in front of the floor-to-ceiling windows looking out onto the terrace.</p>

But as cities around the world grow more crowded and apartments more expensive than ever before, such spaces are increasingly seen as luxuries — and priced accordingly.</p>

<p>Walk around any major city today, and you’re likely to see massive concrete buildings that take up entire city blocks, with interiors full of condominiums that rent or sell for well above average. Natural light, <a href="https://dornob.com/the-expansive-comforts-of-johannesburgs-modern-homes/" rel="noreferrer noopener" target="_blank">open floor plans</a>, and balconies are no longer accessible to just any urbanite, let alone polished modern concrete surfaces and floor-to-ceiling glazing.</p>



<p>Swiss architect <a href="http://www.guswustemann.com/" rel="noreferrer noopener" target="_blank">Gus Wüstemann</a> doesn’t think it should be that way, even in one of the most expensive cities in the world. Not only is his “Affordable Housing Langgrüstrasse” building more interesting and sculptural than the common urban condominium, it also offers spacious apartments for rents that are among the cheapest you can find in Zurich.</p>

<p>Commissioned by the Baechi Foundation, the project features nine apartments set within the outer green belt of Albisrieden, drawing inspiration from the simple linear buildings of the 1950s with generously sized gardens. The foundation wanted the condo to offer the highest-possible quality of life at the lowest price, with access to nature, plenty of daylight, privacy, and interiors that didn’t feel cramped.</p>



<p>They explain: “The project Langgrütstrasse 107 should prove that by targeting interventions in light and space and at the same time reducing common standards, great and lively spaces are possible&#8230;without any additional economical effort. In today&#8217;s world, it takes a rethink. Sustainability in the sense of less for the individual, but more for the community is becoming increasingly important. In [both its] architecture [and] housing construction, we show how the shift of the focus away from connotations and standards to space, momentum, and room quality makes this possible. These are four two-bedroom apartments (60 square meters) and five three-bedroom apartments (95 square meters).”</p>

<p>“Morphologically it is a solid concrete block, <a href="https://dornob.com/the-organic-hobbit-house-nestled-in-the-hills-of-mexico-city/" rel="noreferrer noopener" target="_blank">organically formed</a>, from which two courtyards were cut out. In these courtyards, the living spaces float like bridges, from the morning sun to the evening sun. A continuous space that topographically creates the feeling that the living space is an exterior space, and <em>not</em> an interior space filled up with housing program. This results in an incredible moment of magnitude in a small space. Hence there is a generous open living space, which can be enlarged to the periphery of the balconies and sheltered by the famous wooden persianas [window blinds] from Barcelona.&#8221;</p>



<p>The architects add: &#8220;[We] economically optimized interventions by reducing all the technical installations of the building to a minimum. In Swiss standards, we focus on a couple of interventions that add major value to the quality of the living space. These are sliding windows and a built-in bench, [which act as] communicative elements of the concrete topography.”</p>

The design idea carries throughout the small apartment, making the entire place seem more like a landscape than a series of individual rooms and thus bigger and rendering detailed decor largely unnecessary. The visual complexity of the entire composition makes for an ever-changing interior landscape where the decor is inherent in the architecture itself and the once small-seeming space becomes a larger place for all kinds of interaction. 					<content:encoded><![CDATA[<p class="p1">More than two years after her untimely passing, the late Dame <a href="http://www.zaha-hadid.com/" target="_blank" rel="nofollow noopener">Zaha Hadid’s</a> self-designed Miami residence has sold for $5.75 million. Arguably one of the greatest architects of our time (and the first woman to be awarded the prestigious Prtizker Architecture Prize), Hadid is known for creating bold, dynamic structures full of organic curves and diagonal lines that suggest a sense of movement. These identifying characteristics are all visible in the three-bedroom, four-bath residence overlooking South Beach, located at 2201 Collins Avenue.</p>

<p class="p1">Originally listed by Sotheby’s at $10 million, this sleek residence set within the W South Beach luxury hotel boasts floor-to-ceiling windows throughout its living spaces and bedrooms to provide some truly breathtaking views of the Atlantic Ocean. In addition to Hadid’s 2,541-square-foot personal quarters, the residence also contains an adjacent studio apartment with its own entrance. The final sale price reflects nearly a 50-percent reduction from the original asking price.</p>
<p class="p1">Sotheby&#8217;s hails the sculptural residence as Hadid&#8217;s &#8220;masterpiece,&#8221; touting not only its stunning ultramodern style but the fact that the home is filled with objects Hadid designed herself, including a white Zephyr sofa and glass Liquid Glacial tables. A ribbon of steel stretches across the condo&#8217;s living space to reflect the ocean and sky outside.</p>
<p class="p1">Hadid lived in the apartment while designing a high-rise condominium nearby, the One Thousand Museum tower, which is still under construction. The 62-story residential skyscraper was one of the architect’s last buildings.</p>

<p class="p1">Born in Baghdad in 1950, Zaha Hadid moved to the United Kingdom in 1972, where she studied at the <a href="https://www.aaschool.ac.uk/" target="_blank" rel="nofollow noopener">Architectural Association School of Architecture</a>. Even her earliest works bear her signature curves, but her design process was revolutionized with the arrival of digital modeling programs, which enabled her to endow her works with unprecedented complexity. Her style quickly evolved to include dramatic undulating elements that flowed and slid seamlessly through each of her projects, all rendered in glossy, minimalist materials and color schemes for a futuristic effect.</p>
<p class="p1">Asked to describe her own style in a 2007 interview, Hadid replied: “Virtuoso of elegance. Personal investigation, research, it’s so laden with so many ideas that one cannot extrude a single one, there is no formal repertoire. Two years ago I focused on one apartment to see how many variations you can come up with in a given space with the same parameters. I would work on this repeatedly for days and see that there [were] maybe seven hundred options for one space. This exercise gives you an idea of the degree at which you can interpret the organization of space. It is not infinite, but it’s very large.”</p>

Not only did the firm transform the third floor of a 1980s mid-rise office building in the heart of Toronto’s Little Italy district into a large, welcoming family condominium, but they also designed and built it specifically for their founder, Gianpiero Pugliese.</p>
<h2>The Vision</h2>
<p><img loading="lazy" decoding="async" class="alignnone size-full wp-image-59733" src="https://dornob.com/wp-content/uploads/2018/08/ITALY2-e1534277083790.jpg" alt="Home in Little Italy" width="800" height="256" /><br />Pugliese and his wife wanted a larger space for both themselves and their two small children. They loved their city-based lifestyle, but the conventional offerings failed to please them. Their solution was to buy an entire floor of a commercial building in the heart of Toronto and have it converted into an open, airy home.</p>
<h2>The Layout</h2>
<p>Based on the floor plan of a spacious New York-style apartment with all the amenities of a traditional free-standing house, the Home in Little Italy includes a proper foyer, a free-flowing living-dining-kitchen area, three sizable bedrooms, two bathrooms, and a large laundry room. A private elevator safely transports the family up and down from street level.</p>
<h2>The Allure</h2>
<p>Modern and traditional design elements have come together to create a homey, inviting atmosphere for the Pugliese family. An inlaid herringbone wood floor, traditional trim and door treatments, and conventional hardware add warmth to the dwelling. Modern décor and trimmings, including contemporary Italian-influenced furnishings and a lustrous, fully equipped state-of-the-art kitchen, perfectly complement the interior design. Not surprisingly, many of the pieces are part of Audax’s private furniture line, including the Raphael Dining Chair, the Evelyn Armchair, the Donatello Console, and the Vasari Dining Table.<br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-59732" src="https://dornob.com/wp-content/uploads/2018/08/ITALY3-e1534277069417.jpg" alt="Home in Little Italy" width="800" height="533" /><br />One of the most fantastic aspects of the design is a winter garden created by huge operable windows on two sides of the living room. When the city is bathed in sunlight, the windows are opened wide, and the living room is magically transformed into a warm and breezy covered terrace for the family to relax in.</p>
<h2>The Interiors</h2>
<p>White walls, doors, sofas, chairs, and accents infuse each room with an open, free-flowing ambiance. Black knickknacks and ebony trim on crystal chandeliers add drama to the extensive expanses of white in all the rooms. Marble countertops in the bathroom add elegance, while an oversized island in the middle of the kitchen fosters family participation in meal preparation. The laundry quarters are lined with spacious cabinets for storage. Large windows in every room offer lovely views of surrounding trees and landscaping, as well as some of Toronto’s finest architecture.<br /><img loading="lazy" decoding="async" class="alignnone size-full wp-image-59731" src="https://dornob.com/wp-content/uploads/2018/08/ITALY4-e1534277077302.jpg" alt="Home in Little Italy" width="800" height="533" /> <img loading="lazy" decoding="async" class="alignnone size-full wp-image-59730" src="https://dornob.com/wp-content/uploads/2018/08/ITALY5-e1534277062844.jpg" alt="Home in Little Italy" width="531" height="800" /><br />Pugliese ultimately said of the project: “It presented us with a unique opportunity to create a one-of-a-kind space. A lot of people still today are like: ‘How do you raise kids in a condo?’ ‘How can you raise a family in an apartment?’ They are accustomed to the idea that the next step is to have a house, and a yard and a garage. <p><a href="https://www.shelterness.com/how-to-design-80-square-meter-apartment-with-style/" target="_blank" rel="noreferrer noopener">My Life in 80 Meters Squared</a> is a project that seeks to address the needs of a specific demographic: young urbanites who occupy modest boxes with more room than many but much less than a typical luxury dwelling. In other words, this may seem large enough to some, but is certainly not a mansion by any means.</p>

<p>In the kitchen, two tracks make for maximum efficiency in terms of spatial use. Walk-in bedroom closets provide ample storage without getting in the way. Furniture doubles as spatial dividers, creating conceptual partition walls without actually closing off different areas and making the rooms feel smaller. A couch here, bed there big bookshelves along the wall &#8211; no single object is the solution, but all together they work.</p>

<p>At the heart of this interior design is a wide-open living room and lunch area with double-height ceilings and the primary view to the outside, making this a strategy that would work even in a boxed-in condo or apartment unit stacked above, below and between neighboring residences. Regardless, it seems quite appropriate that such a structure is located at Kramer&#8217;s Nexus of the Universe&#8230;&#8221;</span></em></p>



<p>A certain air of mystery surrounds oddities like this as well, with rumors, for instance, that this home is surrounded by sand and beach chairs. <p>Set in downtown Antonio, Texas, and recreated by <a href="http://www.poteetarchitects.com/" target="_blank" rel="noopener noreferrer">Poteet Architects</a>,&nbsp;&nbsp;the top two floors in this 1920s brick building (as well as its roof) were bought by an art-collecting client in search of space to store and deploy his collection inside &#8230; and enjoy sun, shade and some greenery outside.</p>

<p>Above, simple wooden decking surrounds cor-ten concrete boxes that connect to the main indoor areas below. Area-appropriate plants dot the edges of the building, while an original water tower was left alone and as-is at one end.</p>



<p>These columns branch outward to resist punching sheer, allowing broader spans and greater weight capacity on the original factory floor. in the new scheme, they form an organizing geometry that bridges the new minimalism and<a href="https://dornob.com/tag/industrial/" target="_blank" rel="noreferrer noopener" aria-label=" original industrial character. (opens in a new tab)"> original industrial character.</a></p>

<p>Within, flat matte white was chosen for the walls and lacquered cabinetry, and glossy reflective white epoxy &nbsp;for the floors &#8211; all designed to contrast with the rough texture of existing masonry and wood-decking ceilings, left unpainted, and to match the outward-tapering grid of concrete supports.</p>



<p>Steel and glass partitions and tall skylights draw daylight down into the spaces from above and diffuse it; they also create surprising sectional complexity in what was previously a flat-pancake type stack of symmetrical floors.</p>

<p>As for luxury, well, no expense was spared &#8211; the floor plans include a regular and tall art gallery, as well as sunless artwork storage spaces, a living room, media room, conference room, lounge and office in addition to master and regular bathrooms, bedrooms, kitchen and more.</p>

<p>Located in London and (for sale!) priced in the eight-figure range, one could for a moment still fail to notice these connected mega-structures &#8211; for all their glorious <a href="https://dornob.com/design/architecture/ultramodern/page/2/?amp&amp;ifscroll" target="_blank" rel="noreferrer noopener">ultra-modernism</a>, the facades visible from the street are shaped much like traditional mansard roofs (save for the fenestration).</p>

<p>High-up as well as high-end, much of their marvel-worthy architecture is tucked inside, or set atop the open-air, green rooftop decks &#8211; even the glass bridge (dazzling up close) looks somewhat understated from below.</p>

<p>From within, a repetitive series of punched-steel beams curve up to support the exterior window system, providing copious amounts of daylight while establishing architectural rhythms throughout the home.</p>



<p>Each unit could ultimately be individually owned, given the plethora of bathrooms, bedrooms and living spaces set on either side, but splitting up such a wonderful complex would be a shame, too. Designed by&nbsp;<a href="http://studiorhe.com/">Richard Hywel Evans Architects</a></p>

<p>Straight lines can be great for expansive lots and <a href="https://dornob.com/8-frank-llloyd-wright-buildings-are-now-protected-by-unesco/" target="_blank" rel="noreferrer noopener">Frank Lloyd Wright</a>-esque horizontality, but when linear options are limited a curved surface can be the next best thing. In this case, the eye is drawn around the room, making it feel large &#8211; more spacious than it really is. <a href="https://dornob.com/plywood-built-ins-transform-a-tiny-barcelona-studio-apartment/" target="_blank" rel="noreferrer noopener">Built-in furniture</a> and furnishings help reduce the need to add beyond the core structure, leaving a bit more room to breath.</p>

<p>In addition to a small square-footage footprint, this all-in-one dwelling has to content with angled ceilings, painted white along with most of the walls to reflect light and pierced with as many skylight windows as possible.</p>

<p>Black floors and white walls are contrasted with a wrapping patch of orange, which reinforces the overall rounded effect of the room and draws attention to its closest approximate of a gathering space &#8211; a winding couch that hugs the bed and curls around a small dining table.</p>



<p>&#8220;Maff Apartment is a hotel room located on the third floor in the attic of a private house in The Hague. The client and owner lives in the same building. A communal staircase provides access to the apartment, which functions autonomously from the rest of the building. The limited floor space of 30m2 has been equipped with the following functions: &#8211; a sleeping accommodation for 2 people; &#8211; a dining area for up to 4 people; &#8211; a kitchen; &#8211; a toilet; &#8211; a bathroom with shower; &#8211; an installations area; &#8211; various storage facilities.&#8221;</p>

<p>&#8220;The goal of the design was to create a living environment that would be spacious despite the small volume, providing all the comforts belonging to luxurious contemporary lodging. In addition, Maff Apartment was to have a clear and strong identity to provide a sense of uniqueness for its users. The various areas are grouped around a central open space, where one enters the apartment. The installations area, the toilet, the washbasin and shower are located at the rear (north-east) of the apartment. Brushing one’s teeth at the washbasin, one has a view of a central courtyard through a small garret window.&#8221;</p>



<p>&#8220;The kitchen links the two parts of the apartment across the central living area and is bathed in a breathtaking amount of daylight, which floods into the apartment through 4 large skylights. Adjacent to the kitchen, a dining area has been placed as a continuous sofa encircling a table. The sofa continues into the so-called ‘sleeping-sofa’, the sleeping area of the apartment. The strong identity of the plan was created using a very limited palette of forms and colours. Rounded corners were applied throughout to imbue the small space with a sense of softness. The seamlessly poured anthracite epoxy floor was used as the basis for the plan, with all other surfaces painted white to bring serenity into this multiformed space.
